We are looking for a Data Scientist passionate about real estate to lead our analytics and AI initiatives.

Key Responsibilities:

1. Deal Sourcing and Market Analysis:
   • Develop and use AI models to identify potential real estate acquisition opportunities based on market trends, property characteristics, and economic indicators.
   • Leverage data platforms (e.g., CoStar, RCA, or proprietary datasets) to pinpoint high-value properties and emerging markets.
   • Analyze competitive landscapes and zoning regulations to recommend sites for potential development.

   • Use spatial data and GIS tools to assess zoning, demographics, and land use.

      

2. Predictive Analytics:
   • Build models for property valuation, market forecasting, and investment risk assessment.
   • Create algorithms that forecast property appreciation and market shifts to proactively identify lucrative investment opportunities.

   • Use historical transaction data to evaluate property performance and assess feasibility for acquisition.

      

3. Underwriting and Financial Modeling:
   • Develop advanced underwriting frameworks using machine learning.
   • Analyze deal metrics, ROI, IRR, and cash flow projections to evaluate investments.

   • Present findings and visualizations to help stakeholders understand sourcing opportunities and associated risks.

      

4. Data-Driven Lead Generation:
   • Automate the aggregation of property listings, public records, and off-market leads to streamline deal sourcing.

   • Identify patterns in unstructured data (e.g., news articles or public records) to uncover emerging opportunities.

      

5. Process Optimization:
   • Automate repetitive tasks, including document processing, lease analysis, and compliance workflows.
   • Create tools to streamline data collection and integration across teams.
