Job Summary

The Real Property Manager will oversee the effective management of real estate assets, ensuring the efficient operation, maintenance, and leasing of properties. This role is critical in maintaining the financial performance and physical condition of the company's real estate portfolio. The Real Property Manager will develop and implement strategies for property leasing, acquisitions, and dispositions while ensuring compliance with all regulatory requirements. The position requires both strategic and hands-on management skills to optimize real estate values and support the organization's long-term goals. The Real Property Manager will collaborate closely with internal teams and external vendors to manage day-to-day property operations effectively.

Roles and Responsibilities

  • Oversee the daily management and operations of assigned real estate properties.

  • Develop and implement leasing strategies to maximize property occupancy and rental income.

  • Negotiate and manage leases, renewals, and amendments for commercial, residential, or industrial properties.

  • Conduct regular property inspections to ensure compliance with safety regulations and maintenance standards.

  • Coordinate property maintenance, repairs, and capital improvement projects to preserve property value and tenant satisfaction.

  • Prepare and manage annual operating budgets for assigned properties, ensuring adherence to financial targets.

  • Handle tenant relations, addressing concerns or issues to maintain high satisfaction levels and retention rates.

  • Monitor and evaluate market conditions to determine competitive rental rates and identify investment opportunities.

  • Ensure compliance with local, state, and federal regulations, including zoning laws, environmental regulations, and lease agreements.

  • Collaborate with legal teams to address any legal matters, including disputes or enforcement of lease terms.

Basic Qualifications

  • Bachelor’s degree in Real Estate, Business Administration, or related field.

  • At least 5 years of experience in real property management, including leasing, maintenance, and budget management.

  • In-depth knowledge of local property laws, zoning regulations, and building codes.

  • Proven ability to manage a diverse portfolio of properties, including residential, commercial, and industrial.

  • Strong financial acumen, with experience in budget preparation and cost control for property operations.

Preferred Qualifications

  • Certified Property Manager (CPM) or other relevant real estate certifications.

  • Experience managing properties across multiple geographic locations.

  • Familiarity with advanced property management software systems (e.g., Yardi, MRI, or AppFolio).
